Milan, 5 May 2025 – Central SICAF concluded the sale of a 16,000 square metre area located in Via Martiri Giuliani e Dalmati in Padua, for a countervalue of EUR 9.2 million.
The area has been acquired by Castello SGR, on behalf of an institutional investor, and will be developed by Collegiate AC Europe (Collegiate), an international operator specialising in the design and management of high-quality student halls of residence.
The operation represents a strategic urban enhancement intervention, made possible thanks to the active role of Central SICAF, which initiated and coordinated the dialogue with the Municipality of Padua aimed at changing the area’s intended use from ‘services’ to ‘residential and accommodation’.
This step has unlocked the site’s regeneration potential and paved the way for the development of a new student hall, which will help to improve the attractiveness of the entire area.
In addition to the search for and selection of the investor, Central SICAF managed the entire preparatory phase, directly taking care of the complete demolition of the existing technology building previously leased to Telecom and the reclamation of the land, making the area ready for its subsequent development.
The agreement also provides for the transfer of a portion of the plot to the municipality for the creation of a public park, the maintenance of which will be entrusted to Collegiate.
Collegiate is currently working with the City of Padua and the local community to optimise the final design of the new student house and public park, to ensure that the development enhances both the Stanga neighbourhood and the city of Padua.
