Milan/Rome, July 8, 2026 – Central SICAF and UniCamillus International Medical University announce that they have signed a pre-letting agreement for a portion (65%) of the property owned by Central SICAF located in Mestre, at Piazzale San Lorenzo Giustiniani. The transaction will enable the creation of a new university campus of excellence, consolidating the university’s presence throughout Italy. The university is specialized in medical and health sciences and already has campuses in Rome, Venice Lido, and Cefalù.
The transaction involves the lease of approximately 11,000 square meters, in addition to a large parking area, on a total site area of approximately 17,000 square meters, under an 11-year lease agreement with an option to renew for an additional 6 years. The asset, previously leased to FiberCop, will undergo a major redevelopment project led by Covivio, a leading group in the European real estate sector.
The renovation project will transform the building into a modern university campus. The spaces will be designed to meet UniCamillus’s most advanced educational needs: in addition to administrative offices and study rooms spread over 900 square meters, the facility will house 2,300 square meters of classrooms and 700 square meters of state-of-the-art laboratories and medical simulation technology, offering students a highly innovative learning environment. There will also be a 250-square-meter dining area.
The facilities will be handed over in phases: the first portion is scheduled for September 2026, coinciding with the start of classes, while the entire project is expected to be completed by the end of 2028. Once fully operational, the facility will be able to accommodate approximately 2,600 students at any given time, helping to train future healthcare professionals. With this initiative, UniCamillus doubles its presence in the Veneto region, consolidating an academic initiative launched at the Lido di Venezia with the Master’s Degree Program in Medicine and Surgery, established in collaboration with IRCCS San Camillo and in partnership with the Villa Salus Clinic in Mestre for clinical internships. The opening of the new campus in Piazzale Giustiniani responds to the growing demand for enrollment at the university and, at the same time, reinforces the goal of creating an integrated health hub in the Venice area, capable of attracting young talent, promoting scientific excellence, and retaining future doctors and healthcare professionals in the region.
“The opening of the Mestre campus, which complements our long-standing presence at the Lido di Venezia, represents a key step in UniCamillus’s development, says Gianni Profita, the university’s rector, With this new campus, we are responding to the growing demand for enrollment that we see every year and, at the same time, actively contributing to the urgent need to train new healthcare professionals in the country. We will offer a state-of-the-art facility equipped with cutting-edge technology and laboratories of the highest standard. Consolidating our presence in the Venice area means strengthening our ties to a region rich in expertise and professionalism, fostering synergies with local healthcare facilities, and offering talented young medical professionals the opportunity to train and remain working in the region. .”
This transaction ensures that Central SICAF can continue to use the property, avoiding periods of inactivity following the expiration of the previous lease, while also enabling the establishment of a new social and cultural initiative that will greatly enhance the Mestre area.
Marco Bignami, CEO of Central SICAF, said: “This transaction confirms Central SICAF’s ability to enhance the value of its portfolio through solutions that combine management continuity with value creation for local communities. In fact, the project contributes to the development of the city of Mestre by enriching its educational offerings and enhancing a well-served semi-central area. The work carried out in advance with the local government was fundamental, as it allowed the project to be structured in line with the area’s growth prospects. ”
Dils acted as the transaction advisor for the operation. UniCamillus was assisted by Gianni&Origoni as legal advisor and by Turner&Towsend as technical advisor.
