Milan, March 10, 2026 – Central SICAF’s 2025 closed with excellent results, confirming the effectiveness of the strategy pursued over time and the soundness of the real estate portfolio management model.
The profit of about 44 million euros, up more than 40 percent from 2024, demonstrates the Central SICAF team’s ability to enhance the value of assets and focus investments in major Italian cities and the most dynamic urban settings.
Also in 2025, the Company continued the activity of rationalizing its real estate portfolio. Compared to the 145 properties, located in several secondary cities, at the date of establishment of Central SICAF (February 2017), as of today the portfolio is composed of about 30 assets, 85 percent of which are located in Milan, Rome, Naples and Turin. This distribution reflects the desire to progressively consolidate the presence in urban areas with the strongest fundamentals, consistent with the SICAF’s long-term objectives.
In parallel with the process of concentrating real estate assets in major Italian cities, the Company is engaged in its enhancement through asset management activities, including the renovation of a strategic property located in Milan.
A strategy that continues into 2026: in fact, in the first months of the year, Central finalized the sale of three assets located in Albenga, Padua, and Genoa, for which it had received binding offers to sell as early as 2025. These operations are consistent with the logic of asset rationalization aimed at strengthening the quality of the portfolio to generate value over time, creating resources to reinvest in initiatives with greater potential.
