Central SICAF S.p.A., with assets of about 1 billion euros, is a leader in the Italian real estate market of self-managed fixed-capital investment companies.<\/p>

Central SICAF, established in early 2017 through the contribution, on behalf of the promoter Covivio S.A., of the real estate portfolio leased to Telecom Italia,\u00a0is an asset collective investment scheme (Italian alternative UCITS), subject to the supervision of CONSOB and the Bank of Italy.<\/span><\/p>

The Company is supported by Covivio S.A. in Property Management, Administration, Finance and IT services.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

The company operates exclusively in the Italian real estate market. As of June 30, 2024, 97% of assets are invested in real estate operations. For the realization of the investments the company uses the financial leverage.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

Real estate assets<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

Central SICAF is actively managing, monitoring, enhancing and rationalising its real estate assets in major Italian cities.<\/p>\n

The properties are almost entirely leased to FiberCop\/TIM, on the basis of long-term, double net leases.<\/p>\n

The real estate portfolio is entirely located in Italy, accounting for 75% of the market value in four cities: Milan, Rome, Naples and Turin.<\/p>\n

The remaining share of the portfolio is located in other Italian cities in the North (23%) and in the Centre, South and Islands (2%).<\/p>\n

Besides the activity of divestment of some properties that characterised the Company’s operations in the first years since its establishment, Central SICAF is currently implementing asset management activities in order to increase the quality of its real estate assets, including renovation and energy efficiency with an ESG perspective.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t","protected":false},"excerpt":{"rendered":"
